Your home may be repossessed if you do not keep up repayments on your mortgage.
Straight answers to the questions we are asked most about mortgages, protection, fees and how we work. If yours is not here, just ask.
Your first consultation is free. There may be a fee for mortgage advice. The precise amount will depend on your circumstances, and we will tell you before any application what, if any, fee will be charged.

For a first chat you do not need anything other than a rough idea of your income, outgoings and plans. When you are ready to apply, lenders usually ask for proof of identity and address, recent payslips or accounts if you are self-employed, and bank statements. We will confirm exactly what is needed for your situation.
Our office is at 20 High Street, Newbridge, and our advisers cover South Wales and the West, including Newport, Blackwood, Cwmbran, Pontypool, Abergavenny, Cardiff, Swansea and Bristol.
Many lenders use an income multiple as a starting point, often around four to four and a half times your income, then look closely at your outgoings, credit commitments and credit history. Every lender assesses affordability differently. Try our affordability calculator for a rough guide, then speak to us for a proper assessment.
Some lenders accept a deposit of 5% of the purchase price, although a larger deposit usually gives you access to a wider choice of mortgages and lower rates. Our loan to value calculator shows where you sit.
It is worth talking to us a few months before your current deal ends. Many lenders let you secure a new deal in advance, which can help you avoid moving onto your lender's standard variable rate. We will also check for any early repayment charges.
With a repayment (capital and interest) mortgage, each monthly payment reduces the amount you owe, so the mortgage is paid off by the end of the term. With interest only, you pay just the interest each month and still owe the full loan at the end, so you need a suitable plan to repay it.
No. In Wales you pay Land Transaction Tax (LTT) instead. On a main home, LTT is not payable on the first £225,000, and there is no separate first-time buyer relief. Higher rates apply if you will own more than one home. Use our Stamp Duty and LTT calculator to check the figure.

It is not usually a condition of a mortgage, but it is worth considering. Life insurance can help make sure your mortgage could be repaid and your family could stay in their home if you died. We will help you decide how much cover you need and for how long.
Buildings insurance is usually a condition of your mortgage and normally needs to be in place from exchange of contracts. Contents insurance is optional, but always advisable.
