For homeowners aged 55 or over. We introduce you to a specialist adviser who can explain whether equity release is right for you.

Later life lending

Is equity release right for you?

Equity release can let you access some of the money tied up in your home without having to move.

It is a big decision with long-term consequences, so it needs specialist advice. We introduce you to a qualified equity release adviser at our trusted partner, Personal Wealth Management South Wales Ltd (FCA 784785), who will provide any advice directly.

We recommend involving your family in the conversation, and looking at alternatives such as downsizing before you decide.

The two main types

Lifetime mortgages and home reversion plans

Lifetime mortgage

  • Borrow a tax-free lump sum, or smaller amounts over time, secured on your home
  • You keep ownership of your home
  • Interest usually rolls up, although some plans let you make payments
  • Usually repaid when you die or move into long-term care

Home reversion plan

  • Sell all or part of your home to a provider for a lump sum or regular payments
  • You can live there rent-free for the rest of your life
  • You receive less than the market value for the share you sell
Before you decide

Things to think about

  • Equity release will reduce the value of your estate and what you can leave to your family.
  • It may affect your entitlement to means-tested benefits and your tax position.
  • Talk to your family and consider alternatives such as downsizing.
  • Repaying early may mean paying an early repayment charge.
